Beacon Home Design was established in 2013 by Principal Designer and Manatee County Native, AJ Barnard. Beacon Home Design’s mission has been to create an exceptional experience in custom home design, with a focus on a collaborative design process with our clients. We have had the privilege of creating award winning coastal designs on beautiful Anna Maria Island and additionally create on Holmes Beach, Bradenton Beach, Lido Key, Longboat Key, Siesta Key, Lakewood Ranch, and surrounding areas of Manatee/Sarasota/Pinellas county.

How We Do It
Our Process
01
Discovery
We provide a site study and conduct a zoning verification with property surveys during the Discovery phase. Our Schematic Planning is a part of our initial conversation to set the course of design.

Design Development
A collaborative approach on spatial planning and exterior form development are part of the Design Development phase. Our 3-D Model viewing tool helps to create a realistic vision of the home.

Refinement
During refinement we focus on trim detailing for material selections, coordination of Structural design elements and creating 3-D renders.
04
Delivery
During Delivery the Municipality specific Construction Documents are created while the Structural details are integrated in to the main buildable set of plans which are then reviewed and delivered.
